Update: Management introduced a system (Occupi) that adds a $4.00 fee to EVERY payment, plus additional charges depending on how you pay. Even the cheapest option (ACH) is $4.50/month. Credit cards run 2.7%–2.9%, and apps like Venmo/PayPal go even higher. There is no clearly offered no-fee option — meaning residents are being forced to pay extra just to pay rent. In a 55+ community, that’s not just tone-deaf — it’s a recurring financial burden on people living on fixed incomes. Call it what it is: a built-in rent increase disguised as a “payment convenience.” Prospective residents should factor this in before signing anything. (End of update) The residents of One Penrose Place are mistreated. There is no regular maintenance staff and the manager only comes to the office one day a week and only sees residents by appointment making access to management very difficult. The so-called clubhouse has vending machines that have been out of order for years. The bathroom in the common area has been closed for months. The staff recently conducted a house cleaning inspection in April 2025 where no standards were published but were enforced. They continue to perform intrusive "inspections" without written standards. Many of the residents were told they failed the inspection and have 2 weeks to clean and be re-inspected. If they fail that inspection they will be placed on a 7 day inspection for the next 3 months. They were told they would be evicted for failing 3 inspections in a year. Now in August 2025 they announce the inspections will be quarterly, NO exceptions. Still no standards. The residents have been told they cannot pay their rent by check or money order; they must pay electronically which is something most senior citizens are not familiar or comfortable with. Many residents failed the initial inspection, and I suspect management may be using these vague, frequent inspections to push out long-term, elderly, or disabled occupants, possibly to raise rents or renovate. It is my understanding that at least one resident was evicted due to failing recent inspections. This pattern, combined with their unresponsiveness, suggests discriminatory intent. Residents are upset and morale is at an all-time low.

Horrible the way they are treating this older people. Doing inspections like they were at the military or jail. These people have limitations they should be treated with respect. My mother in law was given in writing to clean the oven, kitchen cabinets, backsplash and floor and if is not done she will get evicted with 7 days notice. She have a neck brace due to a fracture. I'm going to complain about it to the elderly abuse.
