Updated April 2025: There have been new office staff hired around 6 months ago. Before that, it was a mess since 2020. The new people are trying to get some normalcy back, but this can take a long time. They seem to keep up with having the bug exterminators coming every month like they should in large apartment buildings. They have at least one maintenance guy that has been around doing a good job, but a building. The size needs at least three to try to catch up with all of the maintenance issues left by previous managers. The garbage seems to be taken out at a much better pace than it has in the past because now they are trying a new thing for the seniors to put garbage out in specific garbage cans in front of their door 5 days a week. This way the seniors do not have to go outside to throw large bags of garbage or they do not have to throw it down a shoot where the bags might break open. This is really nice especially for seniors. I do still wish they would hire more maintenance guys so they can repaint the hallways and clean or replace the floors in the hallways. I still hear complaints about an AC not working and some windows will not stay open. But these things cost a lot of money and multiple maintenance people to get things done. There is also a problem with the hot water runs out or you do not get hot water at certain times of the day. I know they just did a lot of repairs on the hot water, but maybe they did not get a large enough hot water tank to reach the entire building all day. One nice thing that goes on, is that there are a couple of things going on where seniors can socialize with each other. Again. During covid everything stopped for obvious reasons, but the new managers never wanted any interactions between the residents. I do not know why. But these new managers seem to be okay with a preacher that comes once a week. And another day each week people get together to eat some snacks and talk, sometimes they might play cards if people are up to it. In the old days they used to do a lot and had a coordinator that made a monthly calendar. On the calendar they would have things like trips to the casino, bingo at least once a month, and game night like 3 days a week. We all know that many seniors cannot travel too far away from the building to socialize, so it would be really nice for them to have more social activities in the building. Even if the seniors do all of the work themselves. Everything does not need to be done early in the morning. Morning. Some of them do stay up later at night so they need to scatter the time frames when the socialize events occur, but things do seem to be getting a little better compared to the past 5 years.

The power outage took this whole building electricity out..My problem is this building is full of disabled seniors and management left these people to fin for themselves..the could of passed out sandwiches and juices to these people they’ve done nothing but took day off while residents our stuck on back stairs and stuck on first floor because the elevator don’t work..my family is in a wheelchair stuck in her apartment with spoiled food and no way out WHERE IS THE RAMPS! This building is horrible and needs shut down and to think it’s owned buy a church makes it even worse they have done nothing for these people

My parents live at Kirby manor and their apartment is infested with bedbugs my parents r very neat people and their apartment is infested with bugs I called the office several times about my concerns they only sent an someone out once to spray the apartment and they never came back the apartment needs more than just one treatment my mother skin is in bad shape from the insect bites who can I call that’s over the management in the building

The experience I had with the current property manager is beyond belief. Do not live here. Do not ask to live here. Advocate for loved ones who live here and by all means speak up loudly and boldly on behalf of the people in need who reside here. I went here to advocate for a family member and was horrified. All humans deserve respect regardless of their socioeconomic status. Angela Koncz is ill placed in this role.
