Perspective residents beware! Read the contract always! There’s been a recent change in ownership, and there are changes they aren’t being forthcoming about. My mom and I worked with Angela in marketing to move into a cottage for well over a year and a half. We even had a cottage finished out, and my mom was ready to sign the dotted line. We finally received the contract less than ONE week before move in, and there were several differences from what Angela told us vs the actual contract. We were told that the standard yearly rate increase was 3-5%, which is industry standard. Between the last time my mom looked at the property in Jan 2026 and her proposed move in April 2026, the monthly fees increased 15%! I’m sure this increase came with the new management company. The new contract states that they can increase the monthly fees at any time and any amount with a 30 day notice. No cap. They had also told us that she would immediately receive 80% back of her buy-in when she moved from the cottages, but in the contract it stated that her buy-in would be returned when the cottage was sold, not immediately. We were also wined and dined with some of the amenities like free internet, 30 meals included per month, and trips to the doctor on their shuttle within an XX mile radius. The actual contract verbiage stated that internet was extra, only 20 meals included per month, and limited doctor visits if it was on their route. Also the buy-in for the cottages increased from when we initially looked at the property in 2025 from $250k to over $336k. We also had a horrible time getting Angela to ever call my mom back. My mom would call, wait a week or two, then call Angela again. Every time, she would tell my mom, “I was just about to call you.” Yeah, right. Fees like this should come with red carpet treatment. I shouldn’t have to hunt you down to spend hundreds of thousands of dollars. We so wanted this to work for my mom, but at what expense? This management company is so new, there is no proven track record. It is a nice facility and the existing residents seem happy. We were afraid after less than a year after a 15% rate increase and being at the top of the monthly fees of their competitors, this place will be priced out of the market, and she would never get her money returned. We gave them many chances to be up front and honest. I’m glad our gut told us to go elsewhere.
