About River Run 55+ Manufactured Home Community

River Run 55+ is an independent living manufactured home community in Exeter, New Hampshire. The community sits along a river and attracts residents primarily on fixed incomes, particularly Social Security.

Reviews reveal a divided picture. Some residents praise the natural setting, the river access, walking paths, and quiet atmosphere appeal to those seeking a peaceful retirement environment. However, the majority of recent reviews center on significant concerns since the community changed ownership to Cobblestone Properties. Residents report substantial and repeated increases in HOA fees (one family noted a $165 increase in 18 months), deteriorating maintenance standards, and management responsiveness to repair issues. One long-time resident wrote, "People feel they are running us all out." Multiple families describe feeling financially strained by mounting costs on limited retirement incomes, and several have chosen to relocate. Management turnover has also been cited as a recurring problem.

The community holds a 3.4 out of 5 rating across 17 Google reviews. Prospective residents should weigh the natural amenities against the operational challenges and financial trajectory that current residents have experienced.

My wife and I loved the park. Getting through the management is another story itself. Very disappointed in the woman who decides who gets in and who doesn't. A real shame when you are buying the mobile home outright, offer 6 months deposit on the site and are still unacceptable because you have no credit rating. Paying your bills outright and not putting yourself in debt with credit cards doesn't count for much anymore. Such a shame, we really wanted to spend our remaining years at that home.

I went through looking at a few mobile homes about two weeks ago. Now there are a few nice ones but that trailor park is no where near worth 900 HOA im sorry there is no up keep in that place at all except for a few who seem to care about there home an take care of it themselves homes are so close to each other an place is so cluddered with to much stuff barely any room for parking an not to mention the torched home that was there which i hope those people made it out alive. I gave 2 stars just for the ones who try to keep up with theirs. But again not worth a fee 900 seems like alot of people are moving out quite a few were empty.
