I'm looking for retirement communities.<br><br>At Avery Point, there is no way to contact anyone by email or chat. Phone only. My least preferred method of communication.<br><br>In the FAQs it says do you own your apartment? This is a simple yes or no question. The answer is vague and doesn't answer the question.<br><br>The place seems to be in between an independent apartment complex and a continuing Care community. There are no continuing care facilities. There's no guarantee of care. Looks like if you are no longer independent, you must move somewhere else. And who knows what happens to your big deposit?

UPDATE (November 2025):<br><br>This is my short review of the contract, I have attached pictures of the longer version for those interested.<br><br>LOCATION (NEW): Access to shopping is top notch. HOWEVER, there is something new to put significant consideration into.. This facility now sits within a NEW zoning overlay that could permit next-gen data centers and power generation right next door. Power could be gas or even nuclear.<br><br>Assisted Living/Nursing Home (UPDATE): My understanding is these facilities, original promised for 2026 are still a few years off. It could be 2028 or later. So that is a major strike against moving in now.<br><br>80% REFUNDABLE CONTRACT. U deposit a large sum of cash (I will use an example of $400K), prior to moving in. That is the Entrance Fee . U lose 20% of that Entrance Fee as a non-refundable -$80K, leaving your refundable amount at $320K. U can never get the $80K back. U are essentially making an $80K bet that U are going to love the community.<br><br>ENTRANCE FEE VALUE ERODES OVER TIME: U do not earn any interest or participate in any capital appreciation associated with the refundable fee (320K) while U are living here. Your refund value sits and erodes over time due to inflation.<br><br>FREEDOM OF CHOICE: Contractually the facility operator holds the cards in terms of who has the ultimate say in deciding whether you need assisted living or not. Consult your elder law attorney on these rules and Virginia law prior to moving in. “Transfers” is one of the most complained about issues in the CCRC industry, and knowing the process is imperative.<br><br>EXIT FEE After U have moved out, U will be charged for 3 months of the monthly service unit. Expect to pay an additional ~ $10K in MSP fees AFTER U have vacated the unit.<br><br>IF U run out of money, See Section 10 of the contract. Have an Virginia elder law attorney review this.<br><br>Your Refund: Section 7.5.1<br>“If U terminate the agreement at any time after the Occupancy Date and the expiration of the Right of rescission, we will pay the 80% Refund Amount within sixty days of the date U become eligible for refund from the Refund Account per Section 7.6”.<br><br>You need to understand how the “refund account” is funded. Once you have vacated the unit, U are placed at the back of the line on the “refund list”. U are not “eligible to receive your refund” until U are (1) at the top of the list AND there is enough money in the Refund Account to pay out your refund. The refund account is only funded by the Entrance Deposits of NEW customers moving into PREVIOUSLY occupied units. U will need new residents to move in to older units in-order to fund the Refund Account. If there are still new units being sold,the Entrance Deposits collected for those units, does not fund your refund. There are plans to add resident buildings in 2024, 2025. The other problem with this process is while U are working your way up the refund list awaiting your refund, contractually, U have very little insight into where your standing is.<br><br>Services: The facility markets the fact they have an on-site doctor, but it doesn’t appear in contract. If U maintain a PCP outside of the facility and U are expecting the local doctor to manage some of your health needs, make sure U write down all of those services and ensure they include it in the contract.<br><br>The community does not provide hospice care or acute hospital care. But they make no mention in their contract as to whether U can have that care brought into your “independent” living unit. Validate that and understand what it means prior to making any decision.<br><br>FOOD SERVICES: Residents are mandated to participate in the meal credit plan. If the food is going to be that good, then the community should stand behind their claim and allow residents to OPT IN / OPT OUT of the food services.<br><br>SUMMARY: Expensive, risky, no health services now, no prices for HC until later, mandatory food plan with no "opt out". I’d wait before moving here. Still no nursing Avery will be here in 5 years with the health care facilities finished.

I just got off the phone with a lady about questions if you look on the seniors guide book this number is listed to call for a brochure so it's kind of confusing because you think you're calling to get the senior guide for sure and you're actually being connected with this apartment living. The woman was very rude did not want to take time to answer questions really I felt like I was bothering her and when I had tried to ask one more question she was already hanging the phone up in my face I was looking for some kind of housing for people with disabilities because I'm only 55 and some places will rent to people under 62 with disabilities but obviously this is one of those high priced Senior communities so they don't want to take time to answer questions if you're not able to qualify for the rent I guess. Hopefully guy finds me something better soon
