Village Woods Retirement Community is an independent living retirement condominium community in Baton Rouge, Louisiana, consisting of 150 residential units with 16 different floor models. Built in three phases between 1983 and 1987, the community is owned and governed by its residents through the Village Woods Residents Association, Inc.
The community features shared common areas including elevators, hallways, a swimming pool, clubhouse, gardens, and landscaped lawns and grounds. All homeowners have shared rights to these amenities, with maintenance of common areas managed by the condominium association. Each unit owner holds a share of interest in the condominium association and pays monthly assessments.
A distinguishing feature of Village Woods is that the association covers all expenses for replacements, repairs, and maintenance of common areas and shared infrastructure, separate from individual unit ownership responsibilities. This arrangement provides residents with predictable costs and reduced maintenance burden for community-wide upkeep.
