Beautiful 3 story condo. I seen some nice Corner condos too. It's a well kept place with a nice pool and jacuzzi.

So! Unfortunately I had to delete my last review and give you guys an updated review. So this particular property is very beautiful it also has 77 Contacts in counting and has been listed for 28 days! I feel like this property manager gaslit me! Not only did he reach out to me personally but he encouraged me to apply, I did tell him my concerns about applying and he gave me enough confidence to apply. I’ve been corresponding with I’m not sure if it’s with him personally or someone else but for a bout a week or so now they’ve been very flexible very willing to work with me thus far! Even after me expressing all my concerns in my situation. They even sent me a congratulations & a lease to fill out! Once again despite me having concerns they reassured me that everything would be OK! However When it boiled down to it,now I have to lose my $50 application fee as well as this beautiful new home because they are no longer willing to work with me on things they reassured me on! I definitely feel played! And for that reason Nate I gave you a one star!!! But I’m sure they will only get more applicants which means more money and they will eventually choose someone for these beautiful home. Super sad it couldn’t be me

On Westlake Villas HOA website about there rules makes this common sense statement. Most asked Question Where can I not park? Parking in the alleyways or in front of fire lanes is strictly prohibited and is grounds for towing at any point of the day. It seems that the truth about were and what you can is being enforced very differently. Protect yourself read the whole set of Westlake Villas Community Rules.

I guess already lot many have posted the same review "GUEST PARKING", have never seen such policies in any community and that to can't expect this in Sacramento. I live in SF downtown never had this issue, even at my community there is no guest parking at all, but there is always something called "STREET PARKING" outside community, which I guess Westlake Village Community doesn't know about and has done horrible planning building their community. "SAY NO TO GUEST" that should be their slogan. Had to pay $280 for getting towed. Good Luck Residents staying and to their guest. Also add-on to all these you have to wast 15min pulling the towing sticker (souvenir) out from the window glass.

Not an acceptable community to buy or rent. Especially if you love to have guests over. Two car garage units get no parking permits. One car garage units get one parking permit (I believe). There is guest parking from 8am to 8pm ONLY. Between the hours of 8PM and 8AM, if you park your car in guest parking (or anywhere else on site for that matter other than your garage)WITHOUT a permit, you run the risk of Palidan calling in your car to be towed... when they feel like walking around and doing their job of course. So you are then stuck parking your car down the street, be it to the left or right out of the complex. Monday is the area's trash/recycle day, so you can't park on the street between the hours of 6am-2pm. You will get a parking ticket, because they do come out and check. So once again... if you love to have guests over who frequently spend the night, DO NOT LIVE HERE unless you plan on picking them up from their location, then dropping them back off. There is also a rise in crime in the area (car robberies, assaults, home robberies, etc.), so you can go to bed every night hoping your car is safe down the road.
