The new owners & Lifespark management have completely destroyed what was a tight knit and caring senior community.<br><br>My mother lived here for 3 years and loved her friends and the staff there when it was Stone Bay. The former staff have either quit or been let go and residents that that are able to are moving out due to the completely out of line new cost of rent. The building, while it looks nice & new, has many issues, such as water leaks, drafty windows, cheap appliances that do not get fixed as they should and more. It is definitely NOT a luxury complex by any means as the new rents they are asking for would imply.<br><br>The new management stated at a meeting for family & residents in Nov 2025 that we could expect ~3% increase in rents for 2026. On 12/31/2025 independent residents were given a notice that their rents would increase by 44% by April 2026. Mind you, due to leasing policies, even a resident giving move out notice on the following day, 1/1/2026, would be required to pay rent through Feb 2026 -the timing of this announcement seems awfully convenient to mgmt, especially after misrepresenting the truth in November.<br><br>This rent increase came after the announcement they would be discontinuing the car service that residents had used for years, decreasing the number of exercise options available to residents and stating the community’s bus would eventually be replaced with a bus shared with other Life Spark Managed communities, meaning less availability for outings.<br><br>If you or your loved one is interested in independent living, this is NOT the place for you. Management openly admits the cost of the independent apartments subsidizes the assisted living & memory care residents with NO added benefits to the independent residents.<br><br>Phone calls to 8 other similar communities within a 10 mile radius proved the new rents will ~$1000/mo HIGHER than all 8 of these communities. Do yourself or your loved one a favor and DO NOT select a For Profit Community such as Valora. Their main goal is to make money, consideration of the residents is not a primary concern. The not for profit communities in the area seem to offer what Stone Bay (before it became Valora) used to offer plus more and charge rents comparable to the rents prior to the 44% increase. So when Valora responds to this saying the rent increases are necessary to maintain operations, I can assure you other communities are able to charge much less, offer much more AND are sustainable.
