I DO NOT recommend memory care side for anyone who is a fall risk. Can't comment on assisted living side. MIL lived here ~6/2025 to 3/2026.

Very poor at safety around falls which is what ultimately made us move our family member. Some events from our experience: our family member went from walking thousands of steps per day with a walker that wasn't strictly necessary upon admission to being fully wheelchair bound after many falls and injuries during her 9 months at this facility. Our family member had so many falls that I lost count - more than 5 for sure. Some were minor. One resulted in broken foot, clavicle and jaw requiring surgery. One resulted in head laceration requiring stitches. Another time no fall was reported but she had a broken hip that was not recognized as such and went untreated for at least a day (staff elevated her leg for "swelling") and it was already starting to heal by the time she was x-rayed and hospitalized for partial hip replacement. After the surgery when we visited her stabilizer was upside down totally not put where it was supposed to be and she was not set up with pain meds. She was no longer able to straighten that leg again or put weight on it. Another time I noticed she wasn't using her right hand even though it was dominant, and her hand was bruised and swollen and we never got a report of anything happening. When I asked a staff member what happened they pulled up the chart and saw a record of a fall that we weren't notified about, in which the comment said no skin tears and the patient didn't complain. She has aphasia and can barely speak so that was hardly an indication of everything being fine. Her surgeon confirmed that her fingers got broken at some point and she never got care for that so she does not have full range of motion of her fingers anymore.

Pros: the staff have always been kind, polite, and accommodating in all our interactions. Many of the caregivers are genuinely warm people who are hard-working and really trying. My mostly negative review isn't meant to talk bad about them. I appreciate that when we had questions or concerns, staff took the time to listen and try to help us. We toured many facilities, and this is one of the few that doesn't just smell like ambient urine. The location is right in the heart of suwanee town center, so convenient for taking family members out for short outings.

Additional cons, aside from the blatant safety concerns: disorganized, poor communication. We scheduled a day to move in and showed up with a moving truck and everyone was surprised because of a lapse in communication. One day we visited and our family member's bathroom door was no longer affixed to the frame and was left propped up against the wall in her room for a really long time despite us mentioning it repeatedly. More minor care was also not great - her fingernails were allowed to grow really long and her teeth were often gunky looking. There are some activities that residents participate in, but we also witnessed quite a bit of just sitting there doing nothing.

A caveat: we saw rapid leadership turnover in memory care and someone we thought was quite competent is getting put in a leadership role - so hopefully things will improve and our experience will not be relevant for future residents. I understand that falls happen sometimes, but the rate of falls and injury and handling of those injuries in our time at the memory care facility was very unacceptable and we had to pull out our family member before anything else could happen to her and hasten her decline even more. It became clear to us that it was not a safe environment for her and we had no peace of mind until she relocated. I felt like I couldn't in good conscience not share our experience so others can make an informed decision. I hope things improve, I wish the new leadership all the best.

The Overlook at Suwanee is truly a standout in senior living—an exceptional community that blends warmth, professionalism, and an unwavering commitment to resident care.
From the moment you walk through the doors, you can feel the difference. You can tell they don’t just see this as a job—they are deeply invested in the well-being and happiness of every individual who calls this community home. Communication is strong, responsiveness is excellent, and there’s a clear culture of accountability and care.
The quality of life for residents is outstanding. Activities are engaging and purposeful, creating a true sense of community and connection. Dining is another highlight—meals are not only well-prepared but also thoughtfully presented, making each dining experience enjoyable and social.
From a leadership standpoint, the community operates with a high level of professionalism and consistency. There is a clear standard in place, and the team shows up every day committed to maintaining it. That kind of leadership translates directly into better care, better service, and a better overall experience for residents and families alike.
If you are looking for a senior living community where residents are genuinely valued, families feel confident and informed, and excellence is the standard—not the exception—The Overlook at Suwanee is an outstanding choice.
