I have recently moved away from Sacramento Manor after living there for almost 7 years. I am giving this place one star because I cannot give anything lower and it represent my feelings. My concerns for leaving include that the management are often not available -even for emergency calls and they do not return phone calls. I had several occasions when I left messages and when I did finally reach someone they had no record of my calling. WHY?? The maintenance department's lead person is very lazy and prefers to a lot of talking unrelated to the requests made. He on several occasions did not complete the repairs needed or I had to call the office to let them know that it was shabbily done or incomplete. This often required several calls being made. The residents were 55+ when I moved in but new management never informed residents that this had changed when it was made. Security is very shaky. We were told that there are security cameras. I have since learned that they were not monitored. My daughter's car was vandalized while she was visiting me and she was told they could not release any information on what was on camera. WHY? The "last straw" was I started to notice roaches in my apartment. I had never had problems with any pests and kept a very clean home. When I reported the pests, it took several phone calls to get any help. They, management, said I would have to clear all cabinets and closets in preparation for someone to come and spray. The first time I went through all the prep, because the exterminator was coming the next day, he did not come. When I complained, again after several calls, they said they would put my name on the list again. When I called the same day as someone was to come, my name had not been put on the list. This was after prepping the night before. Prepping was very extensive and time consuming. I have personally witnessed residents who sell and repair cars in the already limited parking spaces. It is clearly stated in the lease that this is prohibited, yet it continues. I have been awakened by yelling and cursing profanities out side my apartment at very early hours of the day. One of my neighbors was recently broken into and robbed. Nothing has been done. Long story short, I chose after many disappoints to relocate. After informing them I was leaving, they actually called me and asked me to come in for recertification AFTER had already moved out. They have terrible communication and didn't even know that I had already moved out of their community. WHY? I was very happy in my apartment and the management before Covid but the management who took over after that and all since (there have been many) since then have been very disappointing and sporatic. Very very unprofessional and lacking. I would never recommend anyone moving into Sacramento Manor Apartments. Sincerely submitted, A former concerned and disappointed resident

Urgent Concerns About Sacramento Manor Management and Safety Regarding the current condition of Sacramento Manor. It’s clear that the property can no longer remain properly staffed, and as a resident, I am extremely disappointed with how things have deteriorated since Ernest and Sarah left. When Ernest managed the property, operations ran smoothly, residents felt safe, and the community was well maintained. Since his departure, staffing turnover has been constant, vacancies have increased, and crime has risen dramatically. The park across the street has once again become a homeless camp and a site for frequent drug activity. Ernest and Sarah worked closely with Sacramento Police to keep the area secure and uphold a strict, safe environment. It’s no exaggeration to say that residents could once walk around at night without fear — something that’s no longer possible. Many residents share my concerns. We are in the process of signing a petition and preparing to contact the news to bring attention to the mismanagement and the way residents are being treated. The way things are currently being run is unacceptable, especially considering the continuous rent increases and the unsafe conditions we are now living in. We want Ernest and Sarah back — they cared about this community and its residents. Sacramento Manor deserves better than what it’s become and was operating the best when Ernest was a management Sincerely, Resident, Sacramento Manor

Dumpy!:Sacramento is the Capitol of California and sadly the area has become terrible. The apartments are over priced dumps and no HVAC or heat. Mold cases cause health problems and then you have to deal with the local section 8 offices. Sucky.<br>Best to move to another area.

They showed me a different unit. Then when my movers brought all my stuff, there was horrible mold. Holes in walls .leaking faucets. Etc. plumbers been here 6 times. New HVAC system leaked for 4 nts causing mold to return Those mgrs were fired. New ones now. But they're so overwhelmed they try but can't keep up. About 50 percent the new HVAC doesn't work. Poor old people with no air Ki it is a beautiful community landscape but they constantly have plumbing and HVAC problems. I have COPD and getting worse. And my dog always has either bites or a fungus I think is in carpet. Idk They have been minimally responsive and get angry if you ask for help I have an Awesome apt but they didn't properly prepare it and no one checked the habitability of unit. I was so sick. I've spent 6,000trying to clean this place. I'm e had to pay for help cause I'm unable to take care of mold and now the bugs . God help us
