I am posting this review to help families understand what they may actually encounter at Oak View Village.

The first impression is positive. The lobby, hallways, walls, and common areas are attractive, clean, and appear well maintained.

Unfortunately, the patient rooms tell a very different story.

During my visits, I personally observed chipped flooring in patient rooms, black discoloration in shower tile grout, leaking shower fixtures, and bathrooms that appeared poorly maintained. The contrast between the public-facing areas and the resident living spaces was striking.

I also used the public restroom and found it to be in disappointing condition. It felt like me walking into a disgusting Texaco gas station, poorly maintained like patient bathrooms, and inconsistent with what most families would expect from a healthcare facility. Bottles for inspection had dates with the newest date 2023. The cord for emergency pull, looks like either completely rusted plate or something covered in dark substance.

One positive observation is that the facility did not have the strong urine or feces odors sometimes associated with nursing care facilities.

I was also surprised by operational issues following a patient's admission after 5:00 p.m. on a Friday. Dietary staff was unaware of the patient's dietary requirements for any of the weekend. Family members had to repeatedly advocate to ensure appropriate meals were provided. See attached photo regarding kitchen staff. The food appears to be processed foods. So bringing in fresh foods for your family member may be a delight and more healthy.

That said, several staff members deserve positive recognition.

Ranaan, in Physical Therapy, was professional, compassionate, attentive, and genuinely invested in patient progress.

Jay was consistently kind, responsive, caring, and helpful.

Director of Nursing Jennifer was particularly impressive. Once concerns were brought to her attention, she took immediate action. She addressed dietary scheduling concerns, verified medication orders, and ensured medications for anxiety, depression, and newly prescribed treatments were properly reviewed and administered.

Before selecting a facility, I strongly encourage families to do more than simply review Medicare star ratings. Review public information available through Texas Health and Human Services, including the TULIP inspection system. As of June 26, 2026, state records reflected multiple cited deficiencies involving care planning, resident assessments, food service practices, medication-related documentation, and resident care. Families should review those records and draw their own conclusions.

I also recommend reviewing professional licenses through the Texas Board of Nursing and Texas Medical Board and researching facility ownership through public records.

My biggest takeaway is this: families must remain active advocates for their loved ones. Ask questions. Follow up. Verify medications, dietary needs, and care plans. If financially possible, additional private caregiving assistance may provide valuable support.

Sadly, this may be one of the better options available in Lake Jackson. However, my experience suggests that "better" should not be confused with excellent. Families deserve to know both the strengths and the shortcomings before making such an important decision.

Nice small facility with a great location near the hospital. Dedicated staff who are there to take of their residents and other staff at their side. It was a blessing each time I was at that facility.
