1. The board appears to be manipulated by the management. The management system keeps the board pretty isolated from the home owners.<br>2. Management has almost no accountability to the residents who pay for everything. They have been able to take their accountability almost totally out of the activities they are managing. They are basically paper pushers and some are outright rude to the owners.<br>3. Contractors are paid above market prices. Very likely things other than service and pricing (nepotism, friendship, other considerations)are involved in the contractors selection process. Management seems to use less qualified contractors over and over without giving owners a chance to compare prices or choose a contractor for repairing their units' common areas.<br>4. Landscaping could reduce waste, improve services considerably, provide much better service with lower cost. For example, mowing lawn where there is no lawn, or cutting a lawn that seems to be cut a couple of days before.<br>5. HOA could very likely save significant cost if the board of directors hire a condominium management services company instead of in-house bureaucracy. The board should explore this alternative without the current management involvement.<br>6. The monthly dues keep going up, while service quality keep being reduced. Landscaping needs to be scheduled according to the weather patterns, actual situation on the grounds (mowing when ground is super muddywith rain that damage the grounds, broken irrigation pipes, too frequent lawn cutting, etc.) instead of automatic weekly or bi-weekly service.<br>7. Nongolfers subsidize golfers hobby by significant amount. All services should become self supporting through direct fees and reduce cost on those who don't use services. If not enough income from fees, the service could be eliminated.<br>Management needs to be transformed to the 21 century modern practices instead of being wasteful. The managers could benefit by reading simple books such as in Search of Excellence and simply learn Managing by Wandering Around. Or learn at least the basic principles of management: planning, organizing, staffing, coordinating, budgeting systems.<br>This free advice from a former management UN expert.

I put a request in to repair my outside utility closet doors on May 30 25 it's now October 2nd after repeated calls no one has come to check.<br>Kind of defeats the coop idea.
