Ardmore House II

Ardmore House II is an affordable senior housing community for adults aged 62 and over located in Ardmore, Pennsylvania. The community, under construction since Summer 2025 with an anticipated opening at the end of 2026, will feature 48 one-bedroom apartments of approximately 627 square feet, with select units offering accessibility features. The community is managed by HumanGood, a non-profit operator of senior living communities, in partnership with Genesis Housing Corporation and collaboration with Lower Merion Township and Montgomery County.

Ardmore House II is designed to serve residents 62 and over who earn low incomes and meet resident selection and applicable admission requirements. Applications are accepted on a first come, first served basis. The community is committed to fair housing practices and does not discriminate based on race, color, sex, religion, gender identity, sexual orientation, national origin, ancestry, age, familial status, marital status, source of income, handicap, or disability.

HumanGood provides reasonable accommodations in housing for applicants and residents with disabilities, including modifications to policies, procedures, and apartments or common areas necessary to provide equal opportunity to use and enjoy the community. Requests for reasonable accommodations are thoroughly and promptly considered through a process of dialogue and joint problem solving with applicants and residents.

Residents are permitted to keep common household pets in their apartments, and service or assistance animals are also welcome. Pet rules are established to maintain a safe and sanitary living environment and include guidelines on registration, inoculation, waste disposal, and restraint of pets in common areas. Management does not apply pet rules to assistance animals and their owners, though residents with assistance animals remain responsible for the animal's care and maintenance.

Smoking is only permitted in designated areas on the premises. Residents are required to sign a non-smoking agreement and must ensure that they and their guests smoke only in these designated areas.
