643 upscale communities are on MyLivingChoice's luxury lists across 19 metros, and 73 of them publish a starting rate. The middle published rate across all of them is $6,100 a month, and 2 communities start at $10,000 a month or more. By the middle rate, Seattle is the most expensive metro on the list at $7,000 and Chicago the least at $4,600. A published rate is base rent for the lowest-priced apartment; care fees, second-person fees and community fees come on top, and most communities quote the full figure after an assessment.

How these figures are made

Every community on this list meets at least one checkable bar: a published starting rate of $6,000 a month or more; three or more of these amenities on site (professional chef, swimming pool, theater room, fitness center, salon / barber), or a community website that presents it as luxury or upscale, in both cases with no published rate below $4,500; or the word luxury in its own name.

The lowest, middle and highest figures are taken over the communities on each metro list that publish a starting rate. The middle is the median; the top quarter starts at the 75th percentile.
